Let's talk about Asbury Park and Long Branch

You're probably used to hearing that the real estate market has improved and is continuing to do so, but wow, Asbury Park is on fire! Compared to a year ago, the median sale price of a single family homes in Asbury Park is up 64% and climbing.

As I write this, there are currently 20 - you read that right, 20 - single family homes for sale in Asbury Park. Today, the price range is $139,000 to $899,000. A year ago, heck, even 6 months ago, it wasn't uncommon to see a few homes for sale for under $100,000. If you look at the broad range, there are probably just 2-3 homes for sale in each price range above $200,000. This is making it very difficult and competitive to be a home buyer that wants to get into Asbury Park now. But there are options. Under $200,000 there are 10 homes for sale!

So if you've been thinking about getting into Asbury Park, start thinking about how to move fast - and make friends with a contractor! There are some really great renovation loan options that would allow you to scoop up a home that needs some work but has tremendous potential (hint: they all do!). It's not as hard and scary as you may think, but the window is limited in Asbury Park. Prices are simply continuing to increase.
