The Problem with the Zillow Zestimate

On January 11th, 2016, the Asbury Park Press published an article about how to find your home's value from several popular websites (mainly Realtor.com and Zillow).
As a professional, I rely heavily on these websites for exposure and for my clients to get a good look at what's on the market. They're great for searches, new listing alerts, and seeing the activity in your neighborhood.
What they're not excellent at is giving you an accurate home value as a potential seller. These sites are built off an algorithm that doesn't take into account some really important aspects of a home that can significantly impact value.
What Zillow and Realtor.com don't see is your magnificent view, or the fact that your home is next to a gas station. They don't see that the home that just sold four doors down was actually a foreclosure. They can't see that you're in the desirable part of town that's walkable to schools and downtown areas, while a home a few blocks away may not be.
My point is simply this. Talk to a professional to get your home's value. No website will know the nuances of every town and even neighborhood enough to know how to produce an accurate value and the number can be seriously skewed, in both directions! We will also give you way more personalized data that is bases on real numbers and local market conditions.
